Summer 2018 is upon us, and folks in our area are searching for the perfect home.  In Davie County and the surrounding areas, inventory is low.  What does that mean?  Several things.  Check out our advice for buyers and sellers.

For the Seller

As a seller, you’re in luck right now.  With fewer homes for buyers to choose from right now, your chances of selling—and selling quickly—are greater.  Well-priced, well-maintained, updated homes sell quickly.  What sells even more quickly?  A well-priced, well-maintained home priced for first-time homebuyers and downsizers.  In our area, these homes are typically priced between $150,000 and $225,000.

For the Buyer

Even in a seller’s market, buyers can still find great homes at great prices.  But buyers have to think fast.  As a buyer, you have to come to the negotiating table fully prepared.  What does that mean?  Buyers must begin the home search with a bank pre-qualification.  A seller must know, when you make an offer on their home, that you’re a qualified buyer they can trust to close on their home without snags and unnecessary financing delays.  Buyers must also be prepared for a multiple offer situation.  Right now, homes in the lower price ranges are selling in days, and often a seller receives several offers.  If a buyer loves a home, time is of the essence.  A buyer must be prepared to present their best offer the first time and understand that their offer will likely be competing against other offers.
