IMPROVING YOUR HOME’S CURB APPEAL

A home with curb appeal makes a great first impression on potential homebuyers. It makes them want to step inside and have a look. As a seller looking to make a quick sale, put yourself in a buyers’ shoes when upgrading your home’s exterior. Those who look at their homes from the buyers’ perspective and make the necessary changes may be able to sell them for the highest amount possible. Areas of focus should include:

Creating an inviting front entrance

A front door is a focal point. It is the first thing buyers see when they walk into your home. Fresh paint or even a new energy-efficient door can enhance a home’s appeal and may significantly increase its resale value. If you’re on a tight budget, paint the front door, and polish the doors’ fixtures. Custom-made doors can be costly but they have a very high return-on-investment (as much as 150%). Decking out your decks: Decks are costly, but their return on the investment is generally fairly high. You can transform a plain deck into an inviting outdoor living space by framing it with plants, vines, and shrubs. If your budget allows, add a water feature to create a serene atmosphere. At a minimum, pressure wash and stain a deck, or seal it to give a fresh look.

Landscaping your yard

Landscaping not only enhances curb appeal, but it can add value when done properly. At a minimum, touch up bare spots of mulch/pine needle beds, purchase outdoor plant containers and fill them with colorful flowers, prune overgrown shrubs and unsightly trees, and tend flower beds to keep them free of weeds. And keep your lawn mowed and edged for a manicured, well kept look.

Cleaning the exterior

If you have an older brick home, a good pressure washing can really freshen up the look of the brick. If your home has siding, clean it with a mild detergent and water. Lighting outside: Well-lit homes are clearly visible and make buyers feel safe. Since buyers have been known to drive by homes at night, exterior lighting is something you shouldn’t ignore. Make sure driveways, porches and walkways are lit well.

Roofing replacement

A roof makes up approximately 40% of a home’s curb appeal. If your roof needs to be replaced, replace it. Not only will it help with your home’s curb appeal, you want to be sure it will pass a home inspection.
